The Electrical Inspection Condition Report (EICR) is also known as a landlord check or a landlord certificate and is a crucial part of ensuring the safety of your tenants. The inspection assesses the condition of the electrical installations (including sockets, switches, light fixtures and the fuse box) and appliances that you supply for tenants to use in the property (such as cookers, kettles and lamps) to make sure they’re in a safe condition and fit to use.
This inspection helps to establish whether the circuits are overloaded, if there are any issues with earthing or bonding and whether there are any defects. We provide the report in a checklist format, so that you can see at a glance whether anything needs to be worked on and quickly see what we’ve inspected.
An EICR is required at the end of every tenancy period to ensure that the property and it’s included appliances are safe for the new tenants to use. From there on in, these inspections should be carried out every 5 years, or at the end of a tenancy – whichever comes first. Failure to comply with the regulations may result in a hefty fine.
