What Does Rewiring Involve?
Simply put, rewiring involves removing all the electrical wiring in your home. This includes sockets, lights and switches, as well as the wiring inside your walls.
The rewiring process is undeniably messy, disruptive and invasive job. We start from the roof and work our way down, operating in a team of 2-3 fully qualified electricians. We will chase and channel your walls to conceal wiring, as well as lifting floorboards to place cables inside. This is often referred to as ‘first fix’. Next, we’ll fit switches, sockets and lights (known as second fix) to connect up the electrics.
There’s no fixed timescale for completing a rewire, as it depends on the condition of the wiring, the size of the property and a number of other variables. It’s not an overnight job, so if you’re intending to remain living in your property whilst the rewiring takes place, you can expect to deal with a lot of dust and noise!
How Will I Know if My Home Needs Rewiring?
Generally, your home will only require rewiring if the electrical installation is very old, unsafe, broken, causing issues or has sustained water damage. Old or faulty wiring can pose a fire risk and potentially lead to electrocution, so it’s essential to act quickly if you notice any issues. In addition, older wiring may not meet modern safety standards or be capable of dealing with your power demands.
As wiring is hidden inside your walls or under your floors, you’re unlikely to see it and be able to identify the age of the electrical installation. However, there are a few things that can indicate the age of your wiring that you will be able to see.
Good indicators of age include:
Wall-mounted light switches in a bathroom
Round pin sockets or light switches
Black or brown switches and sockets sunk into skirting boards
Braided flex from light fittings
A fusebox with a wooden back, ceramic switches, iron switches or a combination thereof
If you’re purchasing a property, it’s best to get an EICR report carried out so that you’re aware of the condition of the electrical installation and aren’t in for any nasty surprises. It’s recommended to get this survey carried out every 5 years in rental properties and every 10 years in your own home.
